We’ve been talking a lot about large Brickell condos lately.  Demand is high!  Unit 3701 at the Jade Brickell just closed for $1,950,000.  Here are the details:

  • Direct bayfront and city views
  • Wrap around glass balconies
  • 2 garage parking spaces
  • Marble flooring, top of the line appliances, built in espresso maker

Brickell House Pushes The Amenity Envelope

Brickell House, a new 46 floor condominium tower is under construction in Brickell. The building is being built by Newgard Development Group and is expected to open in 2014. Construction began in August of 2012, making it one of the first condominium projects to go ahead in Miami since the 2007 housing bust and late 2000’s recession

Brickell House is going up on one of the only empty lots left in Brickell, directly across from the Jade Brickell.  The architect is Sieger Suarez (who also designed 50 Biscayne) and the interior designer is Yabu Pushelberg.  When finished in 2014 there will be condos ranging in size from 400 sq. ft  (37 m2) studios to 1,775 sq. ft (165 m2) Penthouses.

Miami developers have long ago run out of unique amenities that actually offer new value to owners.  Brickell House has figured out at least two that I am excited about.  The first is called Flexible Living and provides true concierge type services including housekeeping and an in-house property management and leasing program.  Perfect for second or third homeowners who want to lease out their condos when they aren’t being used. The second and I think the coolest amenity is called Boomerang.  It’s an automated robotic garage parking system that does not involve valets or human beings at all.  You drive in, program your private codes and the system takes your car on a platform and moves it to a secure location in the garage until you request that it be brought back.  Goodbye, dings, scratches, food smells and all of the other things can can accidently happen when a valet takes your car to be parked.  I’d live here just for the Boomerang.  You can see a cool video of how it works here:

Just Sold On Brickell By The Riley Smith Group! Unit 904 At The Santa Maria

Sold is our favorite four letter word.  Especially when it is associated with one of our own customers.  Dominique Duque, a member of The Riley Smith Group, just helped her customers close on this beautiful two bedroom, three and a half bath condominium at The Santa Maria on Brickell.  The Santa Maria is consistently referred to as the most prestigious condominium building in Miami.  This customer just loved the fact that the water view from the 9th floor gave them the feeling of being close to the water as they looked East. Family Sized Brickell Condos

More and more we are being asked to find condos for families. Condos with at least four (4) bedrooms. This used to be a tall order. Not so anymore. In the past few years developers and individuals have recognized the demand for larger condominiums. This is being driven by both second home owners from Europe and Latin America with large extended and families that want the urban lifestyle, schools and culture that having your primary residence in Brickell offers.

A quick look at the data shows the following:

  • 29 condos are currently for sale in Brickell with at least four bedrooms, and the largest having six bedrooms.  Ranging in price from $625,000 up to $15,000,000.
  • Four family sized Brickell condos are currently under contract or “Pending Sale”.
  • Eleven Brickell condos have sold since January 1, 2012 with four or more bedrooms.

North Brickell vs. South Brickell…..What’s The Difference?

I’ve been a huge fan of living in Brickell ever since I first started visiting friends in Miami more than 15 years ago.  Until recently the residential Brickell neighborhood was referred to simply as Brickell.  If you told someone you lived in Brickell, they knew and could probably picture the elegant Brickell Avenue with the landscaped median, where high rise condominium towers rose directly on the waterfront and low rise condo’s, townhouses and some single family homes lined the opposite side of the street.  This part of Brickell Avenue lies between the Rickenbacker Causeway (to Key Biscayne) on the Southern end and SE 15th Road (also known as Broadway) on the Northern end.  It is well established and well known throughout the world as one of the nicest and safest parts of Miami to own property.  Included here is the prestigious South Miami Avenue, home to some of the finest homes in Miami and only 5 minutes from Downtown.  This area is also now being referred to quite often as South Brickell and it is where you can find famous buildings such as The Santa Maria, The Bristol Tower, Villa Regina, The Atlantis and The Imperial at Brickell. Hint: odd street numbers on this part of Brickell almost always mean a direct waterfront address.

North Brickell, the area north of SE 15th Road (also known as Broadway) and stretching north to the Miami River and West to I-95 has until recently, been home to mostly high rise office buildings housing the largest concentration of international banks anywhere in the world. In the past five years however, a whole new urban neighborhood has come out of the ground and filled in virtually every available space.  North Brickell is now home to a terrific mix of modern and luxurious residential towers, new certified “green” office towers, 4 and 5 star hotels, specialty restaurants, boutiques and no less than three grocery stores within 5 minutes of each other.  This is the new Miami and it’s a vibrant and energetic area that is drawing attention from all over the world.

Today I previewed four (4) very different condos available for sale one building, Three Tequesta Point on Brickell Key. If you are not familiar with it, Brickell Key is a small luxurious man-made Island connected to Brickell and Miami’s Financial District by a small Bridge. It was developed by Swire, the same company that is currently developing Citi Centre in Brickell. Brickell Key is home to 13 luxury condo buildings, 2 prestigious office buildings, The Mandarin Oriental Hotel Miami and a select group of shops, restaurants and services designed to make Brickell Key a place you don’t actually have to leave if you don’t want to.

Three Tequesta Point is a 46 floor, waterfront tower, with all of the expected luxury amenities. The four (4) units that I previewed were in GOOD to AMAZING condition. The smallest was a 1 bedroom that could be converted to 2 bedrooms. And the largest was an over the top Penthouse on the 46th floor with the most spectacular views and finishes that I have seen recently. I will be writing separate post on this property.  That’s how amazing it is.
