Low Floor = Higher Price for Icon Brickell Tower One Unit 701

Unit 701, a three bedroom two and one half bath condo at 465 Brickell Avenue just sold for $1,125,000.  In the building also known as Icon Brickell Tower One, this sale sets new records for the “01” line.  At 2,044 square feet of living space this price represents approx $550/sq. ft.  It is the highest resale price so far in this new building.

Interestingly enough, unit 2201 sold just one month ago in January for $1,070,000 with obviously much better views.  The ’01 line in Icon Brickell Tower One, is the NE corner of the building and has direct River and Bay views.  One of the reasons that unit 701 sold for a higher price than unit 2201 is specifically because it is on a lower floor.  In this building the pool and amenity floor is the 15th floor.  Unit 701 is below this and does not have any noise associated with the huge pool area.  Another benefit to unit 701 is that the private parking space that comes with the condo is on the same level as the unit and the owner can walk directly from their car, into their residence.  Another reason why knowing the layouts of buildings is crucial to finding the best condo for a particular customer.  A lower floor, can actually be more attractive than the same unit on a higher floor, depending upon the building.

As of today there are five ’01 line condos for sale at Icon Brickell Tower One.  They range in price from $1,299,000 for the 11th floor to $2,595,000 for the 21st floor.  The best deal at the moment is the 11th floor which is also positioned below the pool level.  Contact us for a private showing.

Elegant and Sophisticated PHT 105 at Villa Regina on Brickell

Elegant and sophisticated are two words that it could be said are very overused by Realtors.  However, there aren’t any better to describe the condo that just went under contract at Villa Regina on Brickell.  The building and this unit are really one of my favorites right now.  From the pictures below, you can see why this condo was only on the market for 41 days.  It was priced well at $799,000 and stunningly designed and renovated.  I wouldn’t change a thing before moving in to this two bedroom, two bathroom apartment with 11 foot ceilings and almost 1,900 sq. feet of living area, not including over 400 sq. ft. of balconies.  The views from the 30th floor are wonderful.

Villa Regina was finished in 1983 and it’s hallmark colorful facade designed by famed artist Yaacov Agam makes it a visual piece of art recognized the world over. We Need a Two Bedroom/Two Bath Condo in Brickell for under $500,000

This morning I had a breakfast meeting with a client who is here for the long weekend.  He and his family come to Miami often and may even relocate here in the future.  They love Brickell and all it has to offer and are now ready to buy, even thinking that they should have bought two years ago.  While everyone want to time the exact botom of the market and many try to, I assured him that all indications are positive for value growth in Brickell, especially if you choose the right building.  This was borne out in a discussion I attended on Thursday at the Christies International Real Estate annual conference held in Miami Beach.  A very senior economist was brought in to discuss the economic future of the US and investment in Miami specifically.  In summary, the next decade looks great for real estate investments in Miami.

For this particular client, I showed him the list of only 90  two bedroom condos that are currently available for sale in Brickell under $500,000.  I’m sure we can find them something that works.  In our discussion of all of the different buildings and the pros and cons of each, I referenced some sage advice that I was given a long time ago and still live by.  “Make sure that whatever you buy, it is a property that you would/could live in if you needed to.”  When people take this to heart, their decision making becomes a lot easier.

Just as I was reading a text from a client in Puerto Rico, a colleague in the office took a call from one of their clients about the same subject.  Many people want to know which buildings in Brickell allow short term rentals?  Also, whether or not financing is available in these buildings?  The answer is easy, though not what always what buyers want to hear.

In the past, some buildings had “loose” policies about owners renting out their condos short term.  Not any more.  Every residential condo building that we are aware of in the Brickell area does not allow short term or vacation rentals.  This is positive for owners as it helps protect value and reduces wear and tear on the common areas of the building.

For a buyer who wants to own a piece of Miami’s famous Brickell neighborhood and participate in the future investment growth, but also wants to be able to rent out their condo when they are not using it, the answer is a Condo-Hotel.  Condo-Hotels have come a long way and financing is available.  We work with a Lending Institution that is able to provide financing for a purchase price of at least $500,000 and with 50% down.  Let us know and we can put you in touch with them.

Price Reduction on Unit 2001 at the Santa Maria Brickell

Monday mornings are often overwhelming with the amount of information regarding what happened in the Brickell Condo market over the weekend.  We try and find the most valuable piece of information and share it here.

This week it’s about unit 2001 at the Santa Maria Brickell.  The price has been reduced $125,000 to $2,125,000.  This follows a similar reduction in October.  Clearly the sellers have a plan with the reductions happening almost every 60 days.  At $670/ sq. ft. unit 2001 is now a deal if you compare it to the recent sale of unit 2301 which sold for $2,250,000 or $710/ sq. ft.

And, in my opinion the unit is beautiful. It’s a contemporary design with a custom three bedroom, three bath layout by award winning architect Roger Hirsch.  The flow through design offers both city and bay views and of course all of the expected Santa Maria amenities, like private elevator access, amazing penthouse level spa, extra storage and a staffed, resort style, waterfront pool area.  The unit itself is full of custom designed amenities. Last Foreclosure At Skyline On Brickell Sells Quickly

Unit 1201 at 2101 Brickell Avenue just closed for $420,000 after being on the market for only 30 days.  It was priced to sell, asking $429,000.  The condo has two bedrooms and two baths with 1,367 square feet.  A spacious two bedroom in a bay-front building for $307/square foot.  The average price per square foot in Brickell in January was $356.  This buyer bought well.

As far as we know, this was the last sale in the building that is either a short sale or foreclosure.  The remaining 22 condos that are for sale at Skyline are conventional sales.  Buildings like Skyline on Brickell and the Imperial at Brickell which had multiple foreclosures or short sales experienced a dip in values compared to buildings that did not have any or as many.  This is something that we point out to buyers, because these buildings are undervalued and have great potential for growth in value.

Record Breaking Sale At Two Tequesta On Brickell Key

We have been busy crunching numbers this week as all of the data from January came in. But today we are happy to report that Unit 3301 at 808 Brickell Key Drive closed for a record breaking amount of $1,290,000. That is $568 per sq. ft. Compare that to the average price per sq. ft. on Brickell Key in January of $411. This represents the highest price for a three bedroom condo at Two Tequesta in over 5 years and sets a new bar which will be great for any other sellers.

Unit 3301 is a three bedroom, two and one half bath layout with 2,723 sq. ft. of living area under air. The renovations that were done are really top of the line including a three inch thick marble counter-top in the kitchen. It really feels luxurious. Even on a cloudy day, the view out over the bay to South Beach and Fisher Island is breathtaking.

There are four other three bedroom condos currently for sale at Two Tequesta:

  • Unit 1801 | 2,224 Square Feet LA | $1,325,000
  • Unit 2401 | 2,213 Square Feet LA | $1,375,000
  • Unit 1601 | 2,224 Square Feet LA | $1,395,000
  • Unit 1104 | 2,520 Square Feet LA | $1,400,000

All have wonderful views and are in great condition, but none have the type of renovations that Unit 3301 has. All of these condos also come with two parking spaces.
