Under Contract In Less Than 60 Days – Imperial at Brickell Unit 2507

You know your system is working well when both buyer and seller are thrilled.  In the case of Unit 2507 at the Imperial, the Seller was only interested in selling if the price included some future value as he is very bullish on the Miami Real Estate Market.  To add some complexity to the sale, he decided to refinance just as we listed his property for sale and so it could not be in the MLS. One week later the Condominium Association passed a Special Assessment for building renovations that meant this unit would be assessed $13,600, due imminently. Sounds like a tough sale.

Our personal contacts in the business and in the Imperial gave us the opportunity to network and market unit 2507 even without the MLS and yes we found a buyer who understood the future value of the market and was willing to pay for it, as well as assume the financial responsibility for the Special Assessment.  They are thrilled with their soon-to-be new home at the Imperial at Brickell. They live out of the country at the moment.  You can imagine that the Seller is also thrilled.

Townhouses at The Palace at Brickell

One of the most unique residential options in Brickell are the Townhouses at The Palace, they were built on the bay side of the building and seem like they are attached to the side of the garage. They are each two stories and offer the feeling of a townhouse, but all of the amenities of a luxury building in Brickell. Better, actually, because access to the townhouses is directly through the garage. As a resident, you park your car and walk directly to your unit, without having to use the elevators in the building or pass through the lobby or other common areas. It’s a nice and private alternative.

Unit T103 just came on the market for $895,000 which is $592/sq. ft. This condominium/townhouse has 1,510 square feet of air conditioned living area. There are two bedrooms upstairs both with windows facing the bay. There is also a den and two full baths upstairs. Downstairs are the living areas in an open plan, with sliders out to a nice bayfront terrace. It’s a really terrific lifestyle. This unit caught my attention because we were the last ones to sell it. We sold it in July of 2007 for $630,000. The current owner has done some renovations.

Four Bedroom Short Sale at The Jade at Brickell Bay

Proof that there is still a shadow inventory of short sales in Brickell, a four bedroom condo at the Jade at Brickell Bay just hit the market as a short sale. Unit 3611 last sold in 2006 for $2,300,000. Since July of 2010, this condo has been for sale at various prices ranging from $2,499,000 to $2,700,000 and never sold. The listing expired in January of 2013 when it was listed at $2,450,000 and just came back on as an unapproved short sale.

The current list price is $1,950,000 which represents approx. $556/ square foot. Recent sales of four bedroom condos at the The Jade at Brickell have brought approx. $571 per square foot, particularly units 3501 and 3701 which both sold for $1,950,000. So the list price of this short sale should definitely create some interest although one could hardly call it a deal, especially since it is currently “unapproved”. Although unit # 3211 is currently for sale for $2,790,000. So only time will tell.

Only pre-qualified buyers will be allowed to view the condo. This means either a prequalification letter from a lender or a proof of funds statement. The current lender requires the ability to consider multiple offers and to have 120 days to respond to an offer.

Unit 3611 has four bedrooms and approx. 3,415 sq. feet of living area. An open floor plan, panoramic ocean & city views and over 1000 sf of outdoor living! Upscale fixtures and materials in all rooms, including Italian Slate tiles. The kitchen is high-tech and there are plenty of walls for art. Also includes a.private elevator and staff entrance.

Yesterday we published the February numbers for all of Brickell and we know many of our readers want to see Brickell Key broken out on it’s own. In so many ways Brickell Key really is it’s own Island and economy.   Where possible we’ve compared them with February 2012 to show trends.  Everything is up.  Really up!  Except Inventory and Average Days on the market with are both down.  The squeeze is on.  Have a look:

Brickell Key Market Update

The numbers speak for themselves.  The Brickell Key condo market is strong and gaining value every month.

The most expensive sale in February was $1,250,000 for a three bedroom two bath condo at Three Tequesta Point, 848 Brickell Key Drive..  The least expensive was a one bedroom for $199,999 at Isola, 770 Claughton Island Drive.

Currently there are 112 condos for sale on Brickell Key, down from 127 in January and they range in Price from a one bedroom for $199,999 at Isola, 770 Claughton Island Drive up to $9,000,000 for a Penthouse at Asia, Brickell Key’s newest building.  The PH has finishes that will knock your socks off, including a private pool.

Waiting in the wings are 51 Pending Sales.  This is an amazing number.  We’ll see how many of them close this month.  Look for the March numbers at the beginning of April.

February 2013 Shows Strong Growth in Brickell Condo Market

The February 2013 numbers are in!   Where possible we’ve compared them with February 2012 to show trends.  A short month with very strong growth.  Have a look for yourself:

Brickell February Market Update

The number of sales this February vs. last February is exactly the same.  Our initial reaction was skeptical until we started crunching the numbers.  Then things started to get very interesting.

Average List Price being up only indicates a Seller’s confidence in the market.  But when Average Sale Price is up 16% and Average Days on the Market is down 31%, it is a sure sign that the market is strong and that inventory is down.  This also causes the Average Price Per Square foot to go up.  In the case of February, it’s up 21% year over year.  This is terrific news for sellers.

If you have been reading our Blog you will also recognize that in January there were 629 condo units available for sale and one month later there are only 605.  If you are thinking of selling now is the time to get your property on the market.  If you are a buyer in the market and you see something you like, do not wait.

What Will $1,000,000 Buy in Brickell?

Brickell,_MiamiThis morning we were looking at everything available for sale in Brickell and Brickell Key for between $975,000 and $1,125,000.  Even though the market is busy, we were a little shocked to find only 16 condos for sale.  13 of them are two bedroom units, two are three bedroom units and there is one four bedroom for sale in this price range.

It’s not surprising that seven of the available condos are in the Icon Brickell Complex, since there are over 1800 units between the residences and and the condo-hotel units.

Four of the 16 condos are on Brickell Key, one at ASIA, two at Carbonell and one at Three Tequesta.

SLS Hotel and Residences Coming to Brickell

The biggest secret that’s not a secret!  With it’s recent success in South Beach, the SLS flag being touted as the hotel component to the newest Related Group project is sure to contribute to a fairly quick sell-out of the project.  The project will come out of the ground at 1300 South Miami Avenue in Brickell.  This is the corner of South Miami Avenue and 13th Street just east of the Infinity at Brickell Tower.

This is NOT a Condo Hotel.  The ground level will feature retail and three on-site restaurants including world-renowned Katsuya by Stark, Bazaar by Jose Andres and something from Michel Schwartz of Michael’s Genuine in Miami’s Design District.  Really amazing names!  The SLS Hotel will begin at the lobby level and go up to the 9th floor which will feature an elevated 200 ft. long pool, spa deck and amenities such as the HYDE Bar and Lounge and CIEL Spa.

The residential condo units begin on the 10th floor and go up to floor 51 and then of course is the PH level.  There are 11 units planned per floor and range in size from a one bedroom plus den with approx 717 square feet up to a three bedroom plus den with just over 1500 square feet.  PH units are currently being designed.  Residents will have access to many of the Hotel facilities as well as a Residents Only rooftop pool.

As in recently sold out project in Brickell the Deposit Structure will be as follows:

10% at Reservation – ASAP, likely March

10% at Contract – estimated to be 3 months after Reservation period

10% at Ground Breaking –  estimated to be 3 months after Contract period

10% at 25th Floor – estimated to be 10 months after Ground Breaking

10% at Building Top Off – estimated to be 8 months after previous payment

50% at Closing

The registration period will not officially launch until end of March/Early April, but we do have some more details about unit size, price and orientation and can register you now.

Brickell Key One Unit A1715 – Great All Around

Sometimes a condo is a great buy because of the price.  Unfortunately that usually means it will require some renovations and work.  Sometimes a condo is beautifully designed and decorated.  When this is true, it’s never just how a buyer would like it and so then it seems overpriced because some of the work has to be “undone”.  Sometimes it just the location that makes a property a must have.  It’s rare that a condo comes on the market that fits the bill across the board.  I think unit A1715 at 520 Brickell Key Drive is one of those opportunities.  Here is why:

  • Terrific location on Brickell Key (although the building was built in 1982 and the style may not appeal to some)
  • Excellent layout with two bedrooms and two and one half baths in 1,377 square feet and large balconies
  • Good water and city views
  • Really nice but neutral complete renovations that would appeal to most buyers
  • Lots of efficiently designed storage
  • Well run and financially sound building with nice amenities including free valet parking for guests
  • Listed just higher than the comparable sales at $579,000

500 Brickell, Update on Two Bedroom Condos

We always have clients looking and ready to buy.  The challenge right now, is a lack of inventory.  Looking at 500 Brickell, a two tower development located in North Brickell very close to the Miami River and the Brickell bridge, there are only five (5) two bedroom condos currently for sale.  They range in price from $399,000 to $485,000.  Two are owner occupied and three are currently rented.  Not much to choose from especially considering that there are 633 units in the 500 Brickell complex.  The complex consists of two towers connected be a 10 story base and a circular crown at the top which is designed to direct sunlight into the pool and amenities.  It was designed in by Arquitectonica and developed by the Related Group.  It was completed in 2008.

Here are some statistics from sales of two bedroom condos from the past six months:

  • 4 condos have sold
  • 1,193 square feet of air conditioned living space is average size
  • $431,250 has been the average sale price
  • $362 has been the average price per spare foot
  • Days On Market has been approx 72
  • Monthly HOA fees are approx $750-$850 depending upon unit square footage
  • most condos come with one covered parking space
