Brickell Key Condo July 2013 Market Update

Prices and Sale Price per Square Foot continue to climb year over year, but the number of sales in July 2013 is much smaller than in 2012.

Brickell Key July Update

Inventory of available condos on Brickell key is 110. Just one more than in June.

It seems that the number of sales in July are a direct relation to the number in June. June was double the previous year, and July is almost half. This is why we look at trends, because there are so many variables that can affect the numbers in a single month.

Average sale price per square foot continues to increase, reaching almost $500 per square foot. This number is interesting because it is the number that I have heard many people refer to when discussing the prices that developers are looking to achieve in the new buildings coming out of the ground in Brickell.

August will be interesting to watch because it seems that most of Miami is on vacation for at least a part of it.

Brickell Condo Market Update for July 2013

The July 2013 numbers are in! It’s hot in Brickell, and we aren’t talking about the weather. Where possible we’ve compared them with June 2012 to show trends. Every day somebody says, “Oh it seems like the Brickell Real Estate Market is doing better.” It seems a lot of people are not really paying attention to what is happening, and may miss the boat to sell.

Brickell July Update

Now for the fourth month in a row, inventory is up slightly, 48 more condos for sale this month than in June. There are now 708 condos actively for sale in Brickell.

The big news about the numbers is that while the actual number of sales is down by 20 units year over year, the total value of those sales is up over $5 million dollars. That is an increase of 14%. Average Sale Price per Square foot is also up 22%. But, Average number of Days on the Market continues to creep up. We stated that this could indicate that Sellers are very confident about their asking prices. They are waiting a little longer and getting higher prices. On average, sales prices in June were within 4% of asking prices. That does not leave much room for negotiation for buyers.

Summer is usually a bit slower in Miami, but not any more. Drawing buyers from around the world negates any market seasonality.

If you are thinking of selling now is the time to get your property on the market. If you are a buyer in the market and you see something you like, do not wait.

Subtle Chic at the Four Seasons Miami – For Sale, But Not On The Market

We get very jaded in this business. Not much phases or impresses us after a while. We feel like we have seen it all. And in this land of bling and Real Housewives foolishness that Miami has become famous (or is it infamous) for, sometimes it is subtlety that will stop us in our tracks. Take away the view and I would have bet anything that I as in Manhattan, Paris or London. This level of quality of workmanship or choice of materials is a very unique find in Miami.

Patience was a virtue for this seller as they were able to sell for approximately 92% of their asking price. The Millenium Tower/Four Seasons Miami Residences are located at 1425 Brickell Avenue.

Another Brickell Sale for the Riley Smith Group!
