Rumor Has It….Brickell’s Flatiron Park SOLD To Ugo Columbo For $21 Million

Although Brickell has plenty of blue space (as in spectacular views of Biscayne Bay) the amount of green space on Brickell leaves a little to be desired.  That is why Brickell residents are up in arms about the rumors that developer Ugo Columbo has purchased the Flatiron Park in the heart of downtown Brickell.  ExMiami has reported that Ugo Columbo purchased the land for $21 Million and already has a $12.6 Million mortgage on the land.

The southern portion of the property is reportedly protected under the terms of a land swap deal with the previous owner Mallory Kauderer, and some believe that Columbo will only develop the northern portion of the property which would leave the Flatiron Park untouched.

Change Of Heart? Millenium Tower Unit 3609 Is Back On The Market

Unit 3609 at The Millenium Tower/Four Seasons Residences closed on September 30, 2013 for $413,000.  It has come back on the market just 10 days later for $519,000.   Although they raised the price by $100,000, it appears that the seller is simply trying to get out of the property without taking a loss.   When you factor in some room for negotiation and the 7%  that they will pay in closing costs (this includes real estate fees), it puts them slightly above where they purchased the property.  Broker is Fortune Realty.

Can You Still Buy A Foreclosure On Brickell?

A few years ago it seemed that many of our buyers were interested in buying a foreclosure because they knew that they would be buying it for a good price.  Fast forward to today and I can’t even remember the last client who asked me about buying a foreclosure property.  Most buyers understand that any well priced foreclosure will turn into a bidding war and they are simply not interested in entering into a situation like that.  Also, you can’t assume anymore that all REO’s are undervalued.  Banks have become much smarter and have hired local agents who know the market and will price the property based on recent comparables.  For the most part, fire sales are a thing of the past.  Typically if a foreclosure doesn’t sell in the first day then you can bet it is not a steal.

As of today, there are roughly 25 foreclosure condos in the Brickell area.  They range in price from $1,100,000 down to $180,000.

Let’s take a closer look at a foreclosure in Courvoisier Courts on Brickell Key (#1104) listed for $439,900.  This unit has been on the market since July of 2013.  It went under contract in August but the deal fell through.  It has come back on the market recently at a reduced price of $405,900.  It is a 2 bedroom, 2.5 bath with 1,230 square feet of living space and needs completely updated on the interior.  At an asking price of $330.00 per square foot, the price is not that far off from similar non-foreclosure units.   Other 2 bedrooms at Courvoisier Courts have closed this year between $304.00 and $429.00 per square foot.

Townhouse Sells At The Santa Maria For $4,650,000 | Highest Sale Price All Year

I recently wrote about the Townhouse residences at The Santa Maria.  These spectacular units offer 2 story views of Biscayne Bay and 5,370 square feet of living space.  I wanted to update you with Unit 2901 which just closed for a sale price of $4,650,000 or $865.00 per square foot.  It is the highest sale price, as well as the highest sale price/sq. ft. we have seen at The Santa Maria all year.   It is the second highest sale in the past 24 months (Unit 4901 closed for $8,500,000 back in 2011).   Broker was A and D Group Realty.

This sale brings the total volume of closed sales in The Santa Maria to $19,795,000.  The average sale price per square foot in the building so far this year is $637.00 psf.
