Brickell Key Condos Sold

Much like the rest of the condo market in South Florida, Brickell Key is setting records in 2013.  A few sales just came in which helped push the number of condos sold on Brickell Key to the highest levels in the history of this private island.  We also saw the average sale price on Brickell Key jump to the highest figure on record.  Some of the top selling buildings were Asia and Carbonnell, we also saw an increase in value for the condos at One, Two and Three Tequesta Point which helped boost the numbers.

The Related Group Buys 444 Brickell Avenue For $104 Million

As if you needed any more proof that investors are bullish on the Brickell condo market, news has just come out that another major developer has plans for a luxury condo project on Brickell.  The Related Group, America’s leading developer for sophisticated metropolitan living and the largest multi-family real estate development firm has purchased the property at 444 Brickell Avenue for $104 Million.  The Miami Herald reported today that 3 tall towers will be built which will include residential, hotel, office and retail space.  The property is a 4 acre site and includes an existing building.  Stay tuned to the BrickellCondoBlog.com for developments on this project.

444 Brickell Avenue is located just steps from the planned Brickell CityCentre, a $1.05 billion project which will include a luxury shopping center, two residential towers, apartments, hotel and wellness center.

Three Units Hit The Market This Week At The Santa Maria

Three spectacular units hit the market at The Santa Maria this week.  The first is Unit 4501 which offers 5 bedrooms, 6.5 baths with 6,300 square feet of living space.  It is listed for $7,500,000 ($1,190/sq. ft.) by EWM Realty.  The second is Unit 3102 which is a two story townhouse residence offering 4 bedrooms, 5 bathrooms and 5,730 square feet of living space.  It is listed for $6,000,000 ($1,047/sq. ft.) by Century 21.  Last, and much more affordable is Unit 1205 which offers 2 bedrooms, 3.5 bathrooms with 2,580 square feet of living space.  It is listed for $1,950,000 ($684/sq. ft.) by Fortune.

The market at the Santa Maria has been very active this year.  There have been a total of 12 units sold at an average sale price/sq. ft. of $648.00.  The highest sale in 2013 at The Santa Maria was Unit 2901 which traded for $4,650,000 or $811/sq. ft.  Unit 2001 is currently under contract, the list price is $2,199,000.

If you read the Brickell Condo Blog then you know that 3 bedroom condos on Brickell are in short supply and high demand right now.   I did a quick search for all 3 bedroom condos on Brickell and sorted them by “list price per square foot” so that you can see where you can get the most bang for your buck.  As of today, the lowest “price per square foot” 3 bedroom condo is Unit 1005 at The Imperial.  This unit comes in at just $317.00 per square foot.

Bristol Tower Market Update

Bristol Tower was built in 1993 and is located in the southern end of Brickell Avenue.  Condos at the Bristol Tower don’t turn over as often as other condos on Brickell which is why you will find just 5 listed on the market for sale right now.

You may remember our post last year which reported that Pharrell Williams had listed his Penthouse at the Bristol for $16,800,000 (later reduced to $10,900,000).  Just last week he temporarily took this unit off the market.  Perhaps after his recent marriage which he celebrated here in South Florida, he decided to keep a residence here.

So far in 2013, there have been 10 closed sales which have ranged in price from $650,000 to $1,749,000.    The average sale price per square foot is hovering around $500.00 for  condos sold at The Bristol.  This figure is about where we saw values come in during 2012, and as you can see from the chart below they are up significantly from 2010.  With little turnover and increasing values, the building is very stable and would be a sound investment for any buyer.
