50 Condos Already Sold This Year On Brickell!

The market has been very busy so far in 2014.  On Brickell, 50 condos have sold totaling nearly $35,000,000 in sales volume.   We have also seen 82 condos go under contract this year with a total listing volume of $45,000,000.  A majority of the condos that have gone pending have been listed under $1,000,000 which shows where buyer demand is at the moment.

The building with the highest sale price to date is The Four Seasons (1425 Brickell Avenue); Unit 46F sold for $3,525,000.   This particular unit was located in the rare “F” line in the southeast corner of the building and offered floor to ceiling windows with 3,844 square feet of living space and 3 bedrooms, 4.5 baths.

The average “sale price/sq. ft.” for condos on Brickell so far in 2014 is approximately $425.00.  This figure is up slightly from the average in 2013 which came in at $409.00 per square foot.

There are nearly 700 condos for sale on Brickell which  doesn’t even include a majority of the new-construction buildings. To give you some perspective on that figure, there were almost 1,000 condos sold on Brickell during 2013.   That is a lot of real estate in such a small radius!

Echo Brickell Cuts Maintenance Fees By 15%

After yesterday’s post about all of the new condo projects going up on Brickell, you can imagine how much pressure there is on developers to attract buyers.  Echo Brickell, located at 1451 Brickell Avenue, recently cut its maintenance fees from $1.17 per square foot to $.99 per square foot.  These new numbers are still higher than most condos on Brickell, but will certainly help with the sticker shock that buyers had of the +$1.00/sq. ft. figure.  It turns out to be a savings of approximately $200.00 per month on the average unit.  The developer can only guarantee the new maintenance fees until the new condo owners are in control of the association.

Atlantis On Brickell | 2 Bedroom Units Are Great Opportunity

Built in 1980, The Atlantis is a landmark building on Brickell.  Designed by the architecture firm of Arquitectonica, it is well recognized for its glass facade and the 5 story square cut-out of the center of the building known as “palm court” which features a red spiral staircase, jacuzzi and palm tree.  It has been featured in countless TV shows and movies including Miami Vice and Scarface.

The Atlantis on Brickell has a total of 96 residences and most units have been updated.  The highest sale price ever recorded in the building was Unit 301 which closed for $1,175,000 back in 2009.  This year there have been 5 condos sold in the building; they ranged in price from $359,900 to $535,000.   While The Atlantis is not one of the newer buildings on Brickell, you can purchase a 2 bedroom here for approximately $266.00/sq. ft. which is well below the average for 2 bedroom condos on Brickell (2 bedroom condos on Brickell sell at an average of $400.00/sq. ft.).

Most Expensive Condos On Brickell?

As 2013 quickly comes to a close, I thought it would be interesting to see what the most expensive condo on the market is at the moment and on the flip side, what the most expensive condo sale has been this year.

At an asking price of $21,950,000, Unit 54DEF at The Four Seasons is the highest priced listing on Brickell.  This unit offers 8,911 square feet of living space with 5 bedrooms, 6 full baths and 4 half baths.  Some of the special features of this unit include 10′ ceilings, 2 private elevators, soundproof home theater, spa, billiards room, 3 expansive balconies, 1,800 bottle wine storage, housekeepers suite and 5 parking space.  It is listed by Douglas Elliman.

At $6,633,000, Penthouse Unit 3401 at Asia on Brickell Key has been the highest sale recorded during 2013.   This unit offered 5 bedrooms, 6 full baths, 2 half baths, and 4,635 square feet of living space.  Some of the special features of this unit include 15′ ceilings, 1,602 sq. ft. of balconies including a private dipping pool, chef’s kitchen and a double-door solid wood entry.  The property was listed for $9,000,000 by Swire Realty.

For the sake of comparison, the highest priced condo listing in Miami is Penthouse 47 at The Mansions at Acqualina which is being offered for $55,000,000.  The highest priced condo sold in Miami this year occurred at The Setai on Miami Beach for $27,000,000.

Penthouse 69C Sells For Full Price At The Four Seasons

A 2 bedroom, 2.5 bath penthouse unit at The Four Seasons Millenium Tower (1425 Brickell Avenue) closed for the full asking price of $1,900,000 earlier this month.  The unit offered 2,139 square feet of living space.  Broker was Fortune.  The fact that this unit was a penthouse helped it garner a much higher price than other “c” line sales which occurred during 2013;  other “C” line sales ranged in price from $1,150,000 to $1,369,000.  Right now there are only 2 “c” line units on the market, the least expensive is Unit 43C which is priced at $2,100,000.

Sales at The Millenium Tower have been strong in 2013 with 17 closed sales, up from 13 closed sales in 2012.  The average “sale price per square foot” figure for condos sold at The Millenium Tower has also increased to $780.00/sq. ft., up from $680.00/sq. ft. in 2012.
