Multiple media outlets including PRNewswire have reported that Skyline Equities Realty has completed a deal to sell its rights to develop “SkyPalace” within and over Mary Brickell Village in Miami.  Skyline Equities Realty is reportedly ensuring buyers that their deposits will be returned at 100% of the full dollar amount.  If I was a depositor I would be calling or showing up in person to collect my deposit ASAP.

The new developers, LNR Property and Lynd will supposedly begin construction on a 35 story tower named EnV after September 2012.  Completion is scheduled for some time in 2014.  BlackRock Realty Advisors are supposedly delivering equity financing and a construction loan from Wells Fargo has also been mentioned. Clearly the new Brickell CitiCentre mega project being developed by Swire on the next block had something to do with this.  It has also been reported that the new EnV could be a rental building.  There are only four others in Brickell. 1550 Brickell, One Broadway, Oakwood Camden and Oakwood Yacht Club.

“I’d LOVE To Live At The Jade At Brickell”

When I heard that statement I knew we were in for extreme emotion.  Either elation or heartbreak.  I actually like to hear the word love.  When a buyer tells you they love a particular building you know you have to make it happen.  When you do, you will have a friend and customer for life.  It’s been happening a lot lately.  Even friends and customers I have worked with for years, always do their homework before they talk to me.  It’s just the nature of how we all operate now with the 24 hour access to the world at our fingertips.  Frankly it makes life easier when people know what they want.  You just have to find it, negotiate a reasonable price and hold their hand while you hand them the keys.

But I digress….The JADE Residences at Brickell Bay (1331 Brickell Bay Drive) is a sleek, high tech bayfront tower developed by Fortune International and built in 2004.   I can’t tell you which unit we are negotiating an offer on, but I can tell you that we had great choices.  As of today, there are 22 units for sale, out of a total of 338 units in this 48 story towers.  That’s correct.  Only 6.5% of all units in the building are currently for sale.  A very financially healthy building with a shortage of inventory and prices steadily rising. I can also tell you that the 22 available condos at Jade Residences at Brickell Bay range in price from $395,000 for a 1 bedroom 895 sq. ft. condo on the 6th floor, to a 4 bedroom 3400 sq. ft condo on the 35th floor with three terraces listed for $2,860,000.  And of course many options in between.

Santa Maria Unit 1103 SOLD, Now For Lease

Unit 1103 at The Santa Maria closed recently for a sales price of $1,375,000.  This unit (listed by EWM) was on the market for 17 months (likely due to the fact that it was leased for 12 of those months).  It never had a price reduction.  With 2,180 sq. ft of living area*, the condo sold for $630/sq. ft of living space.  This is spot-on market value for a direct bayfront view 2 bed/2.5 bath condo in Brickell’s oft referred to “Premier Luxury” building.  It is now listed for lease for $7,500/mo unfurnished.

The most interesting fact here is that the buyer used conventional financing and is clearly an investor at this point, evidenced by the fact that the condo was immediately listed for lease.  It is also important to note that the sale price is exactly 95% of the listed price.

Only 15 units are currently for sale out of approx 174 in this 51 story luxury tower developed by Ugo Colombo and finished in 2007.  They range in price from $1,200,000 to $6,750,00.  There is also one private boat slip available for sale at $798,000.  This slip, #12, belonged to the developer and comes with a heavy duty boat lift which can accommodate a 90 foot boat.  The buyer must be a Santa Maria Homeowner and pays only for electricity at the slip, no taxes or maintenance fees.
