Here are the reasons why we believe that Echo Brickell is the best of all of the new condo projects either already coming out of the ground or slated to in Brickell:

Brickell Key March 2013 Condo Update

If you have been following our blog, you may be saying to yourself, “How high can it go?”.   That’s exactly what we are saying. Month after month we are seeing double digit increases in listing prices and sale prices.  In fact, Brickell Key condos are selling on average for approximately 95% of list price.  But the number of days on the market has increased slightly since March of last year. What does it mean? It means that it is a seller’s market. Inventories are low, seller’s are asking for more and buyers are paying it. Closing are taking a little longer because although most deals are not contingent upon the buyer getting financing, they are getting it anyway, just because money is still cheap. They want to be sure they have enough time to secure it. Appraisals by the way are still lagging behind. This is why the deals are happening without the contingencies in place. And don’t expect to borrow 80% of the sale price. You are looking at 70% or less because of the appraisals being behind.

Brickell Key Update March

Inventory is steady, with 112 condos actively for sale on Brickell Key. The same number as last month.

Pending Sales are up though. 60 in March versus 51 in February.

The most expensive condo for sale on Brickell is a five bedroom unit at ASIA for $9,000,000. The least expensive is a studio at Brickell Key One for $190,000.

March 2013 Brickell Condo Update

The March 2013 numbers are in! Where possible we’ve compared them with March 2012 to show trends. The total value of all sales soared. Have a look:

Brickell March Update

Yes, there were 15% fewer sales this March compared to March of 2012. The gains in all of the other statistics are incredibly impressive. The Brickell market in total is gaining more and more value and sellers are becoming bolder with their listing prices, even with financing options still tight. There is a lot of cash available. I was discussing this with another very successful broker recently and her opinion is that there was a lot of cash on the sidelines during the election period and frankly, no matter who won, it needed to come back into the market and it has. In a very big way.

Average List Price and Average Sale Price are both up over 60%. This shows that sellers are getting the gains they are after. Average Days on the Market is down 20%. Another month of a sure sign that the market is strong and then inventories are down. This also causes the Average Price Per Square foot to go up. In the case of March, it’s up 22% year over year. More great news for sellers.

If you have been reading our Blog you will also recognize that in February there were 605 condo units available for sale and one month later there are only 595. It will be at least another year before we see any resales of the new buildings going up. If you are thinking of selling now is the time to get your property on the market. If you are a buyer in the market and you see something you like, do not wait.

Another Three Bedroom Condo Sold Icon Brickell Tower Two

The inventory of three bedroom condos in shrinking steadily. Especially at Icon Brickell. Yesterday, unit 3101 closed for $1,200,000. With 1,870 square feet of living area, this represents $642 per square foot. The condo was sold decorated and furnished. It has never been lived in.

The only three bedroom line in this building at 495 Brickell Avenue is the “01 Line. It is located in the Southeast corner of the building and the floor to ceiling glass offers amazing views. On a high enough floor you can see the ocean out over Key Biscayne.

In the past six months there have been four sales in the ‘01 line. Average number of days on the market was 90 and they sold for approximately 92% of asking price. This shows a tight market inventory:

  • Unit 5201 | Sale Price: $1,230,000
  • Unit 3101 | Sale Price: $1,200,000
  • Unit 2301 | Sale Price: $1,175,000
  • Unit 1501 | Sale Price: $935,000

Of course there are variations like finishes, furnished vs. unfurnished and the number of parking spaces. But the prices are really dictated by the position in the building and the view.

Currently there are five ‘01 line condos for sale and one the is pending sale:

  • Unit 1101 | Asking Price: $1,350,000
  • Unit 2801 | Asking Price: $1,330,000 (2 Parking Spaces)

  • Unit 4001 (Pending Sale) | Asking Price: $1,450,000

Unit 2404 at 701 Brickell Key Drive, also known as Courvoisier Courts, on Brickell Key, just came on the market as an REO listing. In case you are not familiar, REO stands for Real Estate Owned, and it means that it is now owned by corporate entity, because of a foreclosure.

It’s a two bedroom, two and one half bath condo with 1,230 square feet of living area under air conditioning. It also has a nice balcony with view across Brickell Key to the ocean beyond. I think the asking price for Unit 2404 is definitely market value, Over time, the new owner can add renovations, but the view from the corner on the 24th floor, is much better than the view from the same unit on the 10th floor.

$508 Per Square Foot Avg. Two Bedroom Sale Price At Jade At Brickell

Unit 1508 at 1331 Brickell Bay Drive, aka, the Jade Residences at Brickell, just closed for $765,000. This is a wonderful Southeast facing two bedroom corner unit with two baths, marble floors, stainless steel appliances in the kitchen and all of the high tech features that the Jade is known for.

This unit was purchased by an investor who paid cash. It has a tenant in place until June 2013. Unit 1508 has approx 1,529 square feet of living area under a/c and astonishing views out over Key Biscayne. It has been on the market for almost one year, probably because of the tenant being in place and the building still undergoing concrete work renovation. The sale price represents exactly $500 per square foot which is just on the mark for the current average price per square foot of two bedroom unit sales in the past six months.

The concrete renovation is due to a defect in construction and the cost is being mostly covered by the developer. It hasn’t seemed to hinder sales or sale prices at all.
