A terrific opportunity just hit the market in one of my favorite buildings in South Brickell. A three bedroom on the 10th floor at 1627 Brickell Avenue, which is now bank owned and available. It’s going to sell very fast. How do we know this? Because a unit on the 24th floor with the exact same square footage, layout and almost the same position in the building just sold for $680,000, and it needed renovations! I don’t need to do the...Continue Reading!

Ten Sales this Week in South Brickell: For years, the Southern end of Brickell Avenue between 15th Road and the Key Biscayne Causeway, was the only image that came to mind when anyone talked about Brickell Condos.  Most all of the buildings are waterfront and were built between 1963 and 2001, the majority in the 80’s and 90’s. Now considered the more quiet and residential part of Brickell, these buildings, though older have a lot to offer in comparison to the newer construction...Continue Reading!

On March 15th we announced that our corner, bay-front listing at 1627 Brickell Avenue had gone under contract. It closed yesterday for $700,000 which represents $391/sq.ft. While this is average for Brickell in general, it is a record price for the building and the Seller and a great value for the Buyer. This was a cash deal, meaning that although the buyer did take advantage of low interest rates and get a mortgage, the purchase was not contingent upon that happening....Continue Reading!

This infographic was generated today using the most up to date data available. It shows clearly that in Brickell the trends over the past 12...Continue Reading!

Built in 2006 and comprised of just 284 units, Carbonell on Brickell Key is one of my favorite buildings. Large enough to support great amenities and service staff, yet small enough to make it’s residents feel that they are living a wonderful lifestyle in a very special place. Carbonell is located at 901 Brickell Key Boulevard and is positioned on the island so that many units have a direct water view and almost every unit has some water view. The building...Continue Reading!

If you are a real estate fanatic, then you've no doubt heard about the Whole Foods Effect on a neighborhood and real estate prices. Whether or not Whole Foods has a scientific formula for the way they choose new locations in cities, or it’s just a coincidence that they open right at the inflection point when real estate values are about to go up, is up for debate. One thing that is for sure is that when the upscale retailer...Continue Reading!

Although not by design, the theme of the week is clearly Penthouses in Brickell. In an article on today, Echo Brickell was included in a short list of the world’s tallest and most luxurious residential towers, Rise Of The Super Towers: The Next Big Thing In Luxury Housing, written by Morgan Brennan. There are many things that stand out about Echo Brickell, but in our opinion, the Carlos Ott Penthouse is one of the most unique offerings we’ve ever seen....Continue Reading!

We are happy to report the sale of PH 70F at the Millenium Tower Residences, also known as the Four Seasons Miami at 1425 Brickell Avenue.  We wrote about this property recently on our blog, view post here. The April 2013 numbers are in! Where possible we’ve compared them with April 2012 to show trends. It may sound like a broken record, but the gains are still impressive, even after an incredible month like March.
