Even with all of the fancy new construction buildings going up on Brickell, I strongly believe that condos at the Santa Maria will always be in high demand. It is a timeless building that has a simple elegance which can be hard to find in the newer modern buildings. You don’t see a lot of turnover here because the residents never want to leave! For that reason, when condos do come on the market, they tend to go under contract quickly. There are always a group of buyers waiting to jump on the next unit that becomes available at the Santa Maria.

The real estate market at the Santa Maria has been extremely stable.  There are 8 condos currently available for sale and 2 under contract.  We  have seen the average “sale price/sq. ft.” remain steady in the building, hovering around $650.00/sq. ft. for the average condo.  The highest “sale price/sq. ft.” last year came in at $811.00/sq. ft., and the lowest was $523.00/sq. ft.

The building typically has 10-20 closed sales every year depending on the amount of inventory available.  Last year, there were 13 sales recorded on the MLS.
