North Brickell vs. South Brickell…..What’s The Difference?

I’ve been a huge fan of living in Brickell ever since I first started visiting friends in Miami more than 15 years ago.  Until recently the residential Brickell neighborhood was referred to simply as Brickell.  If you told someone you lived in Brickell, they knew and could probably picture the elegant Brickell Avenue with the landscaped median, where high rise condominium towers rose directly on the waterfront and low rise condo’s, townhouses and some single family homes lined the opposite side of the street.  This part of Brickell Avenue lies between the Rickenbacker Causeway (to Key Biscayne) on the Southern end and SE 15th Road (also known as Broadway) on the Northern end.  It is well established and well known throughout the world as one of the nicest and safest parts of Miami to own property.  Included here is the prestigious South Miami Avenue, home to some of the finest homes in Miami and only 5 minutes from Downtown.  This area is also now being referred to quite often as South Brickell and it is where you can find famous buildings such as The Santa Maria, The Bristol Tower, Villa Regina, The Atlantis and The Imperial at Brickell. Hint: odd street numbers on this part of Brickell almost always mean a direct waterfront address.

North Brickell, the area north of SE 15th Road (also known as Broadway) and stretching north to the Miami River and West to I-95 has until recently, been home to mostly high rise office buildings housing the largest concentration of international banks anywhere in the world. In the past five years however, a whole new urban neighborhood has come out of the ground and filled in virtually every available space.  North Brickell is now home to a terrific mix of modern and luxurious residential towers, new certified “green” office towers, 4 and 5 star hotels, specialty restaurants, boutiques and no less than three grocery stores within 5 minutes of each other.  This is the new Miami and it’s a vibrant and energetic area that is drawing attention from all over the world.
