Although there have been over 400 condo sales reported on the MLS so far in 2014, there are a large number of sales that are occurring every day in the pre-construction market that are not public record.   There are over 20 pre-construction buildings with 5,000+ units on Brickell that are accepting contracts.  This means that there are potentially hundreds if not thousands of more condos that have gone under contract this year.  These units certainly have a higher average sale price and sale price/square foot than the resales that have closed on the MLS.  Although the average “sale price/square foot” is down slightly in 2014 to $406.00 (it was $436.00 in 2013) – chances are that the numbers would be significantly higher this year if you were to include new construction data.

The Brickell area is appealing more and more to buyers with families which has caused a surge in demand for 3 bedroom condos.  Out of the 857 condos currently for sale on Brickell, there are just 100 that have 3 bedrooms or more.  Of these 3 bedroom condos, only 25 are listed under $1,000,000.  

The best deals for 3 bedroom condos are found below:

Location, Location, Location | Unit 2811 At Jade Brickell Sells In 14 Days

As you know, real estate is all about location.  But location doesn’t just apply to a street or neighborhood, in the condo world  location is also important when it comes to the particular floor and view of a unit.  When sought after “lines” become available they typically get snapped up quickly.  This is why I was not surprised when Unit 2811 went under contract in just 14 days at The Jade.  Unit 2811 is a southeast corner residence with jaw dropping views of Biscayne Bay.  It offered 1,878 square feet of living space with 2 bedrooms and 2.5 bathrooms.  It was listed for $1,600,000 by Fortune International Realty.

Real estate on Brickell Key has been moving along at a steady pace in 2014.
