Real estate on Brickell Key has been moving along at a steady pace in 2014. There have been 40 condos sold so far in the first quarter of this year (compared to 43 condos sold during the same time period of 2013).  Although the number of sales are roughly the same, we have seen the average sale price jump from $670,000 to $800,000 this year as well as an increase in the average “sale price per square foot”.

Santa Maria On Brickell Market Update

Even with all of the fancy new construction buildings going up on Brickell, I strongly believe that condos at the Santa Maria will always be in high demand. It is a timeless building that has a simple elegance which can be hard to find in the newer modern buildings. You don’t see a lot of turnover here because the residents never want to leave! For that reason, when condos do come on the market, they tend to go under contract quickly. There are always a group of buyers waiting to jump on the next unit that becomes available at the Santa Maria.

The real estate market at the Santa Maria has been extremely stable.  There are 8 condos currently available for sale and 2 under contract.  We  have seen the average “sale price/sq. ft.” remain steady in the building, hovering around $650.00/sq. ft. for the average condo.  The highest “sale price/sq. ft.” last year came in at $811.00/sq. ft., and the lowest was $523.00/sq. ft.

The building typically has 10-20 closed sales every year depending on the amount of inventory available.  Last year, there were 13 sales recorded on the MLS.

50 Condos Already Sold This Year On Brickell!

The market has been very busy so far in 2014.  On Brickell, 50 condos have sold totaling nearly $35,000,000 in sales volume.   We have also seen 82 condos go under contract this year with a total listing volume of $45,000,000.  A majority of the condos that have gone pending have been listed under $1,000,000 which shows where buyer demand is at the moment.

The building with the highest sale price to date is The Four Seasons (1425 Brickell Avenue); Unit 46F sold for $3,525,000.   This particular unit was located in the rare “F” line in the southeast corner of the building and offered floor to ceiling windows with 3,844 square feet of living space and 3 bedrooms, 4.5 baths.

The average “sale price/sq. ft.” for condos on Brickell so far in 2014 is approximately $425.00.  This figure is up slightly from the average in 2013 which came in at $409.00 per square foot.

There are nearly 700 condos for sale on Brickell which  doesn’t even include a majority of the new-construction buildings. To give you some perspective on that figure, there were almost 1,000 condos sold on Brickell during 2013.   That is a lot of real estate in such a small radius!

Echo Brickell Cuts Maintenance Fees By 15%

After yesterday’s post about all of the new condo projects going up on Brickell, you can imagine how much pressure there is on developers to attract buyers.  Echo Brickell, located at 1451 Brickell Avenue, recently cut its maintenance fees from $1.17 per square foot to $.99 per square foot.  These new numbers are still higher than most condos on Brickell, but will certainly help with the sticker shock that buyers had of the +$1.00/sq. ft. figure.  It turns out to be a savings of approximately $200.00 per month on the average unit.  The developer can only guarantee the new maintenance fees until the new condo owners are in control of the association.
